Plans in for 76-storey Residential Tower in Manchester: A New Skyline Vision

Manchester is poised to redefine its skyline with the proposal of a new 76-storey residential tower, set to become the tallest building outside of London. The ambitious project, drafted by the local architectural firm Simpson Haugh, marks the second phase of the Viadux development.



This towering structure will eclipse Renaker’s South Tower by a significant 12 storeys, adding a dramatic new profile to Manchester’s city centre. Plans submitted to Manchester City Council outline a total of 915 apartments across three plots, bringing a substantial increase in residential spaces to the area.


Project Overview


Height and Design: The focal point of this project, Plot 2a, will soar to 76 storeys, housing 782 one- and two-bedroom apartments. Meanwhile, Plot 2b will accommodate 133 apartments, ranging from one to three bedrooms, in a 23-storey building, with all units designated as affordable housing.


Residential Amenities: Residents will benefit from amenities and commercial units integrated within the ground-floor arches along Great Bridgewater Street. An additional building on the eastern part of the site will offer 610 sq m of commercial space spread over two storeys.


Project Team: The project team comprises several key players including Artal as the project manager, Design Fire Consultants for fire engineering, and WSP as facade engineers. Domis Construction is anticipated to handle the construction phase, bringing their expertise to ensure a high-quality build.


Historical Context and Future Vision


The development joins a series of Simpson Haugh-designed towers that have shaped the southern skyline of Manchester’s city centre since Carillion completed the 47-storey Beetham tower in 2006. This tower held the title of the city's tallest building for 12 years, a testament to the city's ongoing vertical growth.


Impact on Local Infrastructure


The Viadux scheme requires careful modifications to the Grade-II listed Castlefield Viaduct and partial removal of the Great Bridgewater Street Bridge. These alterations are crucial for the structural integration and enhancement of the surrounding areas, ensuring the development not only adds to the skyline but also respects and revitalizes the historical elements of the locale.
